The queue on Saturday had everyone guessing – are they selling cakes? Certainly not something you see every day but our Beaconsfield branch had queues of patient would-be buyers along Burkes Parade for the sales launch of Park House, Loudwater, a new development from Inland Homes. The pre-launch marketing had clearly done its job, attracting massive attention from prospective purchasers all hoping to secure their new dream home. So no we weren’t selling cakes, just doing what we do best; selling property!
Change for the best?

In recent years there have been many changes to legislation and best practice within the lettings sector affecting both lettings agents and landlords. It is now mandatory, for example, for all letting agents to disclose their full fee tariff, details of which redress scheme they belong to and what they offer by way of client money protection. Changes under the Deregulation Act will affect whether a landlord can legitimately serve a Section 21 notice if they or their agent fail to resolve repair requests and the “Right to Rent” immigration checks currently being trialled are likely to be rolled out at a national level.

They should be! New legislation means that residential landlords in England have until October 2015 to install working smoke and CO alarms in all of their rental properties. Whilst many landlords already comply with this requirement, it adds to an already complex list of items that landlords must comply with, although it will be the tenant’s responsibility to test the alarm regularly.
