How to sell your home

Major projects, such as loft conversions or conservatories, require investment of both time and money but can yield significant returns. A high quality loft conversion, for example, can add up to 15% per cent to the value of a property and there’s a host of cosmetic tricks that can enhance your “kerb appeal” without breaking the bank, making all the difference when prospective buyers or tenants arrive at your house for the first time.

It sounds obvious but a thorough clean, declutter and a lick of paint, inside and out, will make a house look and feel fresh, clean and cared for. Tackling any DIY tasks, tidying up the front garden and replacing door furniture will create that all important good first impression, whilst neutral décor and a really good declutter will present your property at its best, continuing the feel good factor as they cross the threshold.

But the “Big Five” projects to make a difference could well be these:

1. Create a home office. Whether it’s a garage conversion or a garden studio, many buyers, particularly young professionals, are looking for somewhere that gives them the option to work from home.

2. Convert your loft. This is not a cheap option but it can add significant value financially and is ideal when space is at a premium.

3. A new kitchen will add both wow factor and value to a property if done well and can really sway prospective buyers or tenants

4. Off road parking is a real bonus if you live in a town or city where spaces are scarce. It may well be worth forgoing some front garden for an off-road parking area especially if it gives you the edge over other properties in the road.

5. A second bathroom is important especially in family homes. If space permits include a separate shower in addition to the bath as many people prefer this option.

Whatever your plans are you need to find out whether planning permission is required which will depend on the area in which you live. And even if you decide not to go ahead with the project, a property that comes with planning permission can often give your property an edge over the competition.
