If you are thinking of selling your family home and buying somewhere compact and bijou to live, here are some tips from the NAEA to make the process just that little bit smoother and stress free. It’s quite a decision to take, and one which will mean emotional upheaval, so make sure that your next property addresses not just your current needs, but those you can envisage for the next few years for you and your family. Some flexibility in the way living space can be used can cater for changing needs if, for example, you need to accommodate children and grandchildren occasionally. A “lock up and leave” property may be a good idea if you now have the freedom to take extended holidays.

Once you’ve found your dream downsize, planning is vital to make the most of your move. Be realistic about your new space. Downsizing is a great opportunity declutter and be ruthless about what you pack and take with you. Make sure you have measured rooms properly so that you know your furniture will fit. Maximise the space you have with clever layouts and ways to get the most out of the space at your new property. Where possible double up the function of a room such as combining a bedroom and study.

Packing everything into crates can be hard work, especially if you are moving to a smaller property, but careful planning will make life easier. Better still ask your removal company to quote for packing – it may cost less than you think and free your time up to focus on the move.

Ask your estate agent for a pre-move “to do” checklist including changeover of utilities and phone/broadband services. These can take time to activate so need to be ordered well ahead of the move.
