What do tenants want?

Location, convenience, space and security are all common factors in a tenant’s property search and whilst you can’t change the location or size of your property, there’s a lot you can offer to appeal to a wide audience from young couples or older professionals to families.

A clean, well maintained property with neutral décor, good central heating and secure locks on doors and windows is expected and ideally tenants will look for one which is economical to run. To keep utility costs low for tenants, consider double glazing, thermostats and insulation. Kitchens and bathrooms make a massive difference and broadband speed is high on the wish list. One of the most frequent complaints from tenants is about hot water and water pressure so if you’re letting, make sure your property is up to scratch.

For some, property maintenance is a must. Tenants expect regular communication with their landlord or managing agent with rapid response to the inevitable maintenance issues that arise during a tenancy, especially those involving heating or safety.

Outside space and parking are often required. Even a small patio area can be made to look appealing and a parking permit can make all the difference if a tenant is weighing up two properties. A sense of safety with secure locks, a burglar alarm and security lighting will reassure prospective tenants. Safety measures, including an annual gas safety check, smoke alarms on all floors and carbon monoxide detectors in rooms with solid fuel appliances, are required by law and your letting agent can assist with these.
