How green is your EPC?
Friday, November 24, 2017
Recent lettings legislation means that from 1st April 2018, landlords of domestic private properties will not be permitted to grant a new tenancy if their property has an EPC (Energy Performance Certificate) rating of band F or G and, from 1 April 2020, they may not continue to let a domestic property with an EPC rating of band F or G.
Benefits include improved tenant satisfaction, fewer void periods, lower maintenance and increased resale value, but improvement works take time so it’s worth planning ahead especially if you have a portfolio of properties.
Talk to The Frost Partnership to see whether your property may be exempt from these new regulations. We can advise on what, if anything, needs to be done, so you can budget for costs and plan for minimal disruption.
If your EPC is 8-10 years old contact us; new calculation methods may positively impact previous borderline ratings so it may be worth renewing your EPC. As an ARLA Propertymark agent, we can guide you through the Minimum Energy Efficiency Standards (MEES) fact sheet and how the legislation applies to you.
Our family-owned 15 office network has a commitment to quality service and to “looking after people and property”. We can help with everything from finding quality tenants to complying with legislation and property maintenance.
What’s more with our Tenancy Deposit Scheme and FREE 12 month rent guarantee cover (just one month excess is payable) your investment is in safe hands and your rental income is guaranteed, regardless.
