They should be! New legislation means that residential landlords in England have until October 2015 to install working smoke and CO alarms in all of their rental properties. Whilst many landlords already comply with this requirement, it adds to an already complex list of items that landlords must comply with, although it will be the tenant’s responsibility to test the alarm regularly.
Rent arrears rise in June

As a landlord you may be somewhat concerned by a new report indicating that there was a sharp increase in rent arrears in the UK during June. The survey, compiled by Your Move and Reeds Rains, suggests that rent arrears made up 8.7% of all rent payable last month, a figure noticeably higher than the 7.6% recorded in May 2015, and 7.8% in June 2014. In a recent survey by Ocean Finance, over half of tenants reported problems within the last year ranging from poor maintenance to breaches of contract. The biggest problem, for 15% of tenants interviewed, was their landlord’s failure to fix issues such as a leaking roof or damp. Other problems included broken furniture, faulty appliances and money disputes. Some of the problems were simply because the landlord was too busy to address the problem quickly. A recent survey suggests that the average British worker spends a staggering 11 working weeks every year commuting to and from work. So it’s no surprise to find that workers with lengthy commutes are increasingly looking for rental properties with great transport connections. Simply by moving to a new home they could cut down the time and money spent in their cars or on trains and buses.
